As financial partners, CCI has an unwavering commitment and responsibility to our Private Lenders/Capital Investors. Our acquisition team actively review the numerous real estate inquiries we receive from social media, calls, referrals, and real estate investors.

We look through the merits of each opportunity to see if it would be a fit for our real estate investment group and thus our Financial Partners. Among the factors we review are the requested loan to value, location, exit strategy, desired term of the requested loan request, and the experience, credit-worthiness and background of the real estate investor. Every deal we present to a financial partner must be one that CCI would do if it had secured the real estate asset.

Step 1: Evaluate the real estate investor

Just as we consider our Private Lenders/Capital Investors as our partners, we view real estate investors who are looking to our services as partners as well. Each real estate investor is subject to an objective review process. While the real estate asset is the most important aspect of any transaction, knowing the competence of the real estate investor and their motivations are extremely important to any successful transaction. As a result, we do:
 

 

  1. Background and credit check: Using the same FICO scores of mortgage lenders, we do a comprehensive credit check on all real estate investors. Our typical minimum requirement is 680. (The equity of a real estate transaction can create some flexibility with minimums)
     

  2. Track record review: For those real estate investors with previous experience, we confirm and review successfully executed projects to analyze their level of proficiency. For those investors without previous experience, we place greater emphasis on current income and credit profile. For non-experienced real estate investors, it is a requirement to be assigned a CCI advisor for their first 3 transactions.
     

  3. Designated Label: We label real estate investors into three unique categories based on their background and experience–Emerging, Seasoned, and Beginner. Each category will let you know the level of scrutiny CCI will devote to each transaction from beginning to end.

Step 2: Review the deal/real estate asset

Real estate investors typically say that the best deals are when you make money on the initial purchase, while you hold the asset and certainly when you sell it. One of the most critical aspects of our process is analyzing the deal. The final question we ask is what would we do with the asset if we owned it. The key questions that we ask ourselves are:
 

 

  1. Is this a project that the real estate investor can handle? Is the asset one that requires heavy renovations? Is the asset within city limits or a rural property?
     

  2. What is the value added proposition for the deal? The goal of any investment is to acquire an undervalued asset and ultimately sell it for more than the acquisition price? The value added after the acquisition is effectively what generates the value that allows the real estate investor to generate revenues even while paying our Private Lenders/Capital Partners solid returns on their capital. During this step, CCI evaluates the value added proposition and access its legitimacy and the investor's ability to achieve it.
     

  3. Are the deal assumptions supported by market data? While analyzing the actual exit strategy is one of the key components for Step 3, knowing what the expected results of the exit strategy will help us determine the expected profits our real estate investors plan to make on each transaction. To this end, we make sure that market data supports the assumptions made. This is among the most important parts of the whole deal process. Among the things that we request and verify from the real estate investor are rent rolls (if applicable), appraisals, realist data, additional market data, and much more.

Step 3: Document and Security Review

Real estate provides an excellent way for Private Lenders/Capital Partners to secure their investment. Each year millions of banks and investors provide mortgages to potential homeowners. Deed of Trust and Mortgages provide among the most security.
 

 

  1. Deed of Trust Security: While we all yearn for the days where business agreements could be established with a handshake, we understand the importance of securing funds provided by our Private Lenders/Capital Partners. Our real estate attorneys make sure that all transactions have the proper security and all funds are fully collateralized.
     

  2. Exit Strategy Review: In exchange for quick access to our funds provided by our financial partners, our vetted real estate investors pay a significantly higher cost for capital secured by real estate assets. The other reason for such willingness to pay such cost for capital is due to the expected profits realized after completion of the exit strategy. Making sure that our real estate investors have a realistic and acceptable exit strategy is an extremely important part of our overall process.
     

  3. Repayment Notes: Depending on the type of deal, you determine your desired cash flow. Our transactions are structured based on your preferences. Our attorneys work to make sure that what you agree to and your desired preferences are adhered to and protected.
